A couple of things to test and consider:
- Is it only this model, or also other models like demos/examples? How is your model "behaving" at you colleagues' or project partners' installations?
- Do you bring that up as it was faster in the past and you made changes or have a different release?
- It seems to work with the model on a network drive. Is it different locally?
- Can you think of callbacks that cause the delay rather than the model itself?

I was thinking mainly of model callbacks: https://www.mathworks.com/help/simulink/ug/model-callbacks.html
If your colleageus can open it and it is much faster, then my theory is there is a relation with files on a network drive.
