imcrop() to select a region and get backed the cropped image.
mean2() to get the average intensity of the cropped region.
regionprops() is not useful for this purpose.

imcrop() will display the image you pass in. You click on the image and drag to mark out a box. When you are satisfied, you right click and select "Crop image".
